The Sound is the entertainment and restaurant district immediately surrounding North Lake within Cypress Waters. This lively area includes 6 local DFW lakeside restaurants, a fitness studio, 7-Eleven, events and concerts at the amphitheater, and miles of lakeside trails. With phenomenal lakeside views, The Sound is a mixed-use community where apartment residents, retail patrons and eventgoers create an eclectic and vibrant community. It is a place where the outdoors, out-of-the-box events, private parties, happy hours, dog lovers, and fitness enthusiasts converge.

We conveniently offer flexible lease terms ranging from 5 to 15 months.

We do not hold any apartment homes; however, our quotes can hold pricing for up to 48 hours if the home is still available. Our pricing does fluctuate daily, so we recommend asking a leasing agent for a quote.

Great News! For a fully approved application, no deposit is required. However, a conditionally approved application may necessitate a security deposit of up to one month’s rent.

 The Grind Fitness Center was designed with your fitness goals in mind and is FREE for all residents. You will have access to treadmills, ellipticals, spin bike cardio machines, free weights, and machine weight fitness equipment Our gym is shared with commercial employees in the area, but there is plenty of space to get your workout in.

On-site garages make it easy to access your home, regardless of the floor you’ve chosen. We also have additional spaces to rent and guest parking on the first floor and street level. Additional reserved parking is $35/ month. EV parking is $100/ month.

Moving trucks are not permitted to enter the garages. Please utilize street parking to unload at the nearest elevator location. Feel free to ask the leasing agent for maps and directions to these locations

Cypress Waters is a lush 1,000-acre master-planned development, perfectly placed in the heart of the Dallas-Fort Worth metroplex, just five minutes from DFW International Airport. Centered around a serene 300-acre lake, multi-family, and retail development is DFWs largest lakeside master-planned community.

We adore our furry friends, and we welcome your 4-legged family members! We accept dogs (certain breed restrictions apply) and cats only. You are limited to 2 total pets per apartment, and a pet deposit, non-refundable fee, pet rent and certain pet rules apply:

– Pet fees include a $250 refundable deposit and a $400 non-refundable fee.
– Monthly pet rent is $20 per pet.
– We do not have any weight restrictions on pets, but certain breed restrictions do apply

Reptiles, birds, exotic animals, and the following dog breeds are not permitted on the property: Rottweilers, Pit Bulls, Chows, Dobermans, Staffordshire Terriers, Bull Mastiffs, Cane Corsos, Wolf Hybrids, and any mixed breeds known to exhibit aggressive behavior.

The Sound is proud to be a smoke-free community. This means that all our common areas (indoors and outdoors) as well as ALL apartment and townhome interiors are non-smoking, creating a healthy and clean community for our current and future residents.

We’re doing what we can with a community-wide recycling program for all residents who want to participate. We have a designated recycling area where we can accept broken-down cardboard boxes as well as bagged mixed-recyclables. All recycled items must be securely tied in a clear or blue recycling bag. There are blue recycling bags available in the leasing center, or you can purchase your own recycling trash bags from many local retailers, or Amazon.

Yes! We would love to have your friends and family join our community. Current residents who refer a friend receive a $250 rent credit after move-in. Ask any of our leasing agents for details on this program.
